In the southeastern part, there are four types of sod. Three are considered southern or warm season grasses. They are the Bermudas, the Zoysias, and Centipede. The northern or cool season grass we are referring to are all the Fescues.

The southern grasses have some similar properties. They all go dormant in winter. They are drought resistant in the summertime and if they are not getting enough water, they will go into a dormant state and will revive very well as soon as they get a good soaking (as long as it is an established lawn). They all thrive in hot weather and love sunshine.

Fescue is very different. It was not developed for the climate in Georgia. Fescue seed was harvested north of Georgia, put on a truck southbound, and planted in Georgia in the fall. Or the Fescue was harvested as sod in a state north of Georgia, and put on a truck southbound. The point we are trying to make is that Fescue doesn't really belong here because it's a little too hot, but can still perform well if properly maintained. A small amount of shade is actually good for Fescue here in Georgia, to keep it cool in the summer. Fescue's most popular characteristic is that it is green year-round.
